The House — Type A

A one-story bungalow.

Open-plan living connects the kitchen and terrace into a single, continuous space for socializing with family and friends. The master bedroom and two guest bedrooms are located on either side of the living area.

Three uses

What you can do with it.

Live in it

Year-round or seasonal. The house is built for continuous occupancy rather than for two weeks a year: a full kitchen, en-suite bedrooms with walk-in closets, laundry, staff quarters, a three-car garage, a private pool, and an outdoor kitchen.

Let it

Rental management: If the casita is rented short-term, the estate manages the listing, guest coordination, changeovers, and maintenance.

Sell it

Freehold title in your name transfers freely. The casita sits on its own plot of about half an acre — roughly 21,500 sq ft (0.2 hectares, about 2,000 m²), registered in the buyer’s name in Panama’s Public Registry.

The Estate

A working farm.

The 45.2-acre (18.3-hectare) farm has pasture cattle, free-range chickens, and a garden with vegetables, salads, and herbs for residents and the beer garden. It offers guided ATV tours, mountain-bike trails, children’s animal encounters, and seasonal harvests.

Long timber tables under mature shade trees, festoon lights overhead, and a grill house at the center of it. Chicken and beef from the estate’s own pasture, vegetables and salads from the market garden, and good beer served properly cold.

A stream feeds a natural swimming lake with a shallow sandy beach for small children. You can watch your family enjoy the day from where you are eating.

A proper playground

Based on the German model, the design features timber towers, rope bridges, a zip line, and a mud-and-water zone, all arranged so that children of different ages can enjoy distinct experiences.

Power

Photovoltaic panels are installed on the roofs of the casitas and farm buildings, complemented by battery storage designed for nighttime use and backup power during bad weather. The grid connection stays available as a backup, but it is not the main power source.

Water

The property features deep wells equipped with filtration and UV treatment, along with a high-level tank on the ridge. This configuration allows the houses to rely on gravity pressure, providing a steady water flow even if the pump stops working. Rainwater cisterns supply irrigation and livestock while potable-water capacity is maintained for the residences.

Network

Connectivity is entirely redundant. A national Panamanian carrier supplies standard fiber and Wi-Fi, with Starlink serving as full backup through dedicated terminals at each casita and at the farm operation. The system offers sufficient bandwidth and redundancy for residents who manage a remote company or need to stay connected constantly.

Food

A working market garden grows vegetables, salads, and herbs alongside orchards. Pasture-raised cattle and free-range poultry are rotationally grazed on open pasture, with no use of growth hormones or confinement.

Getting there

Accessible by various transport modes.

The Eigenhof estate is situated inland in Coclé, above the town of La Pintada.

By private jet, direct to Río Hato
Río Hato / Scarlett Martínez (RIH, MPSM) is 27 miles (43 km) from the estate and serves as an international airport with customs and immigration. It can receive international private jets directly from abroad without passing through Panama City. Its asphalt runway measures 8,040 by 148 feet (2,451 by 45 m) and it has eight designated parking positions. The drive to the Eigenhof gate takes approximately 45 minutes.
By helicopter from Tocumen
If you arrive by scheduled flight at Tocumen, you will not need to drive. The estate can organize a helicopter transfer from Tocumen or Albrook directly to Eigenhof’s private helipad in the valley below the casitas. The flight takes about 35 to 45 minutes instead of two hours on the Interamericana, and the helicopter lands on the estate.
Tocumen and the alternatives
Tocumen (PTY) offers nonstop flights to nineteen US cities, including Miami (4 hours), Houston (5 hours 20 minutes), Austin (4 hours 50 minutes), Atlanta (4 hours 24 minutes), JFK New York (5 hours 21 minutes), and Los Angeles (7 hours 21 minutes). General-aviation alternatives include Panama Pacífico (BLB), with an 8,500-foot (2,591 m) runway and private status, and Albrook (PAC), with a 5,905-foot (1,800 m) runway and FBO services in hangars 3D and 4D.
Charter, in round numbers
Panama has an established air-taxi and helicopter charter market based at Albrook. Indicative rates are approximately US$1,105 per hour for a light single helicopter such as an R44 and around US$1,950 per hour for an AS-350 B3. A typical round-trip family transfer generally costs between US$1,700 and US$3,000.
Travel by car
Eigenhof is accessible from Panama City by car via the Interamericana highway, taking about three hours, depending on traffic. Penonomé, the regional capital, is 20 minutes away and hosts international schools, private hospitals, supermarkets, and government offices like the DMV.
Why ownership and residency in Panama

A stable base in the Americas.

Panama

Why choose Panama now? Panama has used the US dollar as legal tender since 1904, and its constitution bans a standing army. Taxation is territorial: income earned outside Panama is generally not subject to local tax, and there are no taxes on wealth, estates, inheritance, or gifts.

Climate: two seasons, no winter. Panama, nine degrees north of the equator, has no distinct summer or winter, only a dry season from mid-December to mid-April and a green season from May to November. Temperatures are stable, while rainfall varies. The highland estate in Coclé enjoys cooler nights due to its elevation.

Panama’s forests sequester more carbon than the country emits. At COP26 in 2021, Panama joined Bhutan and Suriname as one of the few carbon-negative nations. About 56% of the country remains forested, and approximately one-third of its land lies within national parks and other protected areas.

Panama produces highly prized coffee, with Geisha from Boquete setting the 2025 auction record at US$30,204 per kilogram. It hosts 1,018 bird species — more than the US and Canada combined — and wildlife including howler monkeys, sloths, toucans, hummingbirds, and morpho butterflies. The country has two UNESCO Natural World Heritage sites: Darién and Coiba.

Security

Coclé province recorded 13 homicides in 2025, a rate of 4.7 per 100,000 — compared with a US rate of 4.1 per 100,000, according to the FBI. Panama is outside the hurricane belt and has no history of hurricane landfalls.

Residency

Each casita sits on a titled half-acre plot in Panama’s Public Registry, about 21,500 sq ft (0.2 ha, ~2,000 m²). Titled, lien-free Panamanian property can qualify you for the Qualified Investor permit, granting permanent residence. The current threshold is US$300,000, temporarily down from US$500,000, expected to revert after 15 October 2026. Permanent residents, including US citizens, may own firearms and apply to carry them. Naturalization may be possible after five years.
